Why Costa Rica? Why Now?
Costa Rica has experienced a very active real estate market but as with real estate markets around the world the market here suffered a setback over the past couple of years. Now is the time to consider buying as it is a buyer’s market and there certainly are some great opportunities out there. The desire to purchase property in Costa Rica has not changed! The desire is based on the country itself -- the people, the weather, the security offered to foreign purchasers of real estate, and the great investment opportunities presently available.
Though Costa Rica is a mere 0.003% of the world's land mass, it is home to over 5% of the world's plants and animals. Few countries in the world possess the extreme bio-diversity Costa Rica has, and many foreigners want this in their lives. The laws of Costa Rica give foreigners equal rights to property ownership. Foreigners have the same property rights as a native Costa Rican. There is a public national registry that can be viewed online that publicly offers all legal and pertinent information to all titled land in Costa Rica. The strength of this Public Registry has enabled approximately six US based title insurance companies to offer title insurance on Costa Rican properties. Specifically, why is our area (the Papagayo region with Guanacaste real estate) one of the best markets to consider?
1. THE AIRPORT
Location, Location, Location! Liberia International Airport (refer to our Maps of Costa Rica and How to Get Here links). LIR (airport code for Liberia) opened for direct commercial airline traffic from the US in December, 2002, starting with three direct flights a week from Atlanta with Delta Airlines. Within one year, there were 18 flights arriving, and today we have over 40 flights a week, with nearly all major US airlines providing services from the major hubs in the US directly to LIR. The airport terminal is currently undergoing a $16 million expansion. More and more people will be coming to Costa Rica. The beaches of Northwest Guanacaste (Playa Panama, Playa Hermosa, Playas del Coco, and Playa Ocotal) are the closest beaches to this international airport -- only 20-25 minutes away!
2. PROJECTED STAGGERING FOREIGN INVESTMENT
Location is important but another significant consideration is to look at what the big investors are planning! Prior to the downward turn in the world wide real estate market, large amounts of money was invested in small to large scale projects up and down the Pacific coast of Costa Rica. The areas to receive the majority of this investment are the beach communities closest to the airport -- Playas del Coco, Playa Hermosa, Playa Panama, Playa Ocotal -- as well as their neighboring beach communities. A number of these projects are on hold until the economy recovers but soon literally billions upon billions of dollars will be invested in the build out of these projects -- resorts such as Westin, Regent, Hilton, Miravel, One and Only, Mandarin. Values of beachfront property in Costa Rica will be positively influenced by this incredible amount of money being invested into these projects. Surrounding property values will appreciate, there is no doubt. Now is the time to buy!
3. THE BABY BOOMERS
The Baby Boomers are coming! The actual number is difficult to accurately state but over 70 million North Americans will retire over the next 15 years. Throughout their lives, the Baby Boomers have had tremendous economic influence on various market segments, largely due to the sheer number of them. They are now looking for retirement, vacation or investment property and Costa Rica is on their radar screen. The other factor related to the retirement of the Baby Boomers is the well documented fact that the largest transference of wealth in the history of the US will take place during this same 15 year period. Not only will there be great numbers of Boomers coming to buy Costa Rica condos for sale, they will come with money! It will certainly benefit those who chose to be in front of the crowd!
